Fully Encapsulated & Conditioned

A fully encapsulated and conditioned crawl space is one of the most important foundations of an energy-efficient, healthy home.

At Plattner Builders, we seal and condition the space beneath the home to create a complete thermal envelope from the ground up. This helps stabilize indoor temperatures, improve energy efficiency, and reduce strain on the HVAC system. Encapsulation also protects the home from excess moisture, which can lead to mold, mildew, wood rot, and poor indoor air quality.

By controlling humidity and temperature below the home, we create a cleaner, healthier, and more comfortable living environment throughout the entire house. It is a smarter, more durable building approach that helps protect your investment while increasing long-term comfort and performance.

2 x 6 Framing Minimum

At Plattner Builders, we believe a stronger home begins with a stronger frame. That is why we use a minimum of 2×6 dimensional lumber throughout our homes instead of standard 2×4 construction.  The larger framing creates a more durable, structurally superior home with increased strength and stability.

Just as important, 2×6 walls provide a deeper insulation cavity, allowing for significantly improved energy efficiency and thermal performance.  Combined with our advanced sealing methods, this helps create a tighter, quieter, and more comfortable living environment year-round. From structural integrity to long-term energy savings, 2×6 framing is one of the many ways we build homes designed to outperform traditional construction in both quality and efficiency.

AdvanTech Engineered Subflooring

At Plattner Builders, we use AdvanTech® subflooring because it delivers superior strength, durability, and moisture protection compared to traditional subfloor materials.

Engineered with advanced moisture-resistant technology, AdvanTech panels are designed to withstand exposure to rain and weather during the framing process without swelling, warping, or deteriorating like standard OSB products. Its precision tongue-and-groove system creates a tighter, stronger floor structure with reduced movement and fewer squeaks over time.

The high-density engineered wood also provides exceptional stiffness and fastener-holding power, resulting in a quieter, more solid feel underfoot. It is one more way we build homes that are stronger, longer-lasting, and designed for superior long-term performance.

ZipR Wall Envelope System

At Plattner Builders, we use the ZIP(R)-sheathing wall system to create a stronger, more energy-efficient building envelope. This advanced system combines structural sheathing, weather protection, and continuous exterior insulation into one high-performance product.

By placing rigid foam insulation between the exterior wall surface and the wall framing, ZIP(R) helps reduce thermal bridging, one of the leading causes of energy loss in traditional construction.

In addition, the integrated weather-resistant barrier helps protect the home from air and moisture intrusion during every season. Zip Roofing System

At Plattner Builders, we use the ZIP System® roofing platform to provide superior protection, durability, and long-term performance from the very top of the home. Unlike traditional roofing methods that rely on felt paper or basic underlayment, the ZIP System® combines structural roof sheathing with a built-in weather-resistant barrier to create a tighter, more reliable roof assembly.

This advanced system helps protect the home from moisture intrusion during construction and throughout the life of the roof. The sealed panel system also improves air tightness and overall energy efficiency while creating a stronger, more durable roofing structure. It is another example of our commitment to building homes with premium materials and advanced building science.

Spray Foam Insulation

At Plattner Builders, we use premium open-cell spray foam insulation to create a tightly sealed, energy-efficient home from the ground up. Combined with our 2×6 wall construction, spray foam provides approximately 5.5 inches of high-performance insulation that fills gaps, cracks, and hard-to-reach spaces far better than traditional insulation products.

This creates a superior thermal envelope that helps maintain consistent indoor temperatures, reduce energy loss, and improve overall comfort throughout the home. Spray foam insulation also helps reduce outside noise, control moisture infiltration, and lessen the workload on the HVAC system.
