Discovery Meeting
Our Discovery Meeting is the first step in the custom homebuilding journey with Plattner Builders. This relaxed, no-pressure consultation is designed to help us learn more about your vision, goals, lifestyle, and expectations for your future home.
During this 30–60 minute meeting, we discuss your project ideas, desired timeline, design preferences, location, and anticipated investment range to determine whether we are the right fit for one another. It is an opportunity for you to learn more about our building philosophy, standards, and process while allowing our team to provide honest guidance and direction. From there, we can confidently determine the best path forward together.
Initial Budget Calculated
Following the Discovery Meeting, the next step is establishing an Initial Budget Range for your project. Using the information discussed during our meeting — including home size, architectural style, features, finishes, location, and overall vision — our team will provide a preliminary investment range to help determine project feasibility and alignment. This budget is intentionally broad at this stage and is designed to provide realistic expectations before architectural plans are developed.
Once the initial budget range is reviewed and approved, the project can move into the next phase: Pre-Construction. During this stage, architectural plans are developed, design concepts begin to take shape, and a formal Pre-Construction Agreement is established to guide the planning, budgeting, and overall development process moving forward.
Architect Draws Your Custom Home Plans
The architectural design phase is where your vision truly begins to come to life. A professional architect helps transform your ideas, inspirations, lifestyle needs, and goals into a thoughtfully designed custom home that is both beautiful and functional. Architects bring together creativity, technical expertise, and construction knowledge to design a home that is not only visually stunning, but also structurally sound and buildable in the real world.
In a luxury custom home, the architect plays a critical role in maximizing flow, comfort, aesthetics, natural light, efficiency, and overall livability. This collaborative process allows your ideas to be carefully refined and translated into detailed plans that become the foundation for your dream home.
Pre-Construction & Pricing Contract
The Pre-Construction and Pricing phase is where your project begins taking shape in detailed and measurable form. Once architectural plans are completed, our team invests significant time and resources into thoroughly evaluating every aspect of the home. Plans are carefully reviewed, engineering and construction details are analyzed, and pricing is obtained from trusted trade partners and suppliers to develop a comprehensive project budget.
This phase is essential in providing clarity, accuracy, and realistic expectations before construction begins. It also allows important decisions regarding materials, finishes, allowances, and project scope to be refined so the final investment and building plan are as complete and transparent as possible moving forward.
Finalize Budget & Construction Contract
The Final Budget and Construction Contract phase is the last step before building begins. During this stage, all pricing from the Pre-Construction process has been finalized, selections and allowances have been confirmed, and the overall scope of the project is carefully reviewed in detail. This allows both the client and our team to move forward with complete clarity and confidence regarding the investment, materials, finishes, and construction plan.
Once the final construction agreement is executed, the project officially transitions into the building phase. Permits are submitted, scheduling and coordination begin, and our team prepares the site and construction process to bring your custom luxury home to life.
Submit Permit Applications
The Permitting phase is a critical step in preparing your home for construction. Once the construction agreement is finalized and project funding is in place, our team begins coordinating with the local municipality and governing agencies to obtain all required building permits and approvals. This process includes submitting architectural plans, engineering documents, site information, and other required materials for review.
Because every jurisdiction has different requirements and timelines, the approval process can vary; however, permitting typically takes approximately four to six weeks from submission to approval. During this time, our team continues preparing schedules, coordinating vendors, and organizing the project so construction can begin as soon as permits are issued.
Construction Begins
The Construction phase is where the vision finally begins to come to life, and one of the most exciting moments in the entire journey.
Once permits are approved, equipment arrives on site, the ground is broken, and construction officially begins. From excavating footings and preparing the foundation to seeing the first structure rise from the ground, this is the stage where ideas on paper begin transforming into a real home.
